Are pets allowed?

The rules vary by property. Please see below for dog and cats.


Dogs:
Dogs, subject to breed restrictions, are allowed in the Townhomes at Greenview Village and Regency Condominiums at Rivers Edge:

  • In the Townhomes and Regency condos, there is a one-time fee of $375 per dog, limit two. The monthly rent per dog is $35 at all properties. Additionally, dog owners will pay a full month security deposit.
  • All residents with pets are required to submit a veterinarian statement establishing the general health, breed or breed mix of the pet, as well as proof of current rabies vaccinations and shots as required by law.
  • For dogs, proof of city dog license is also required.
  • All residents with pets are required to have renters insurance.
  • All dog residents need to be approved by management and a signed Lease Addendum for pets is required.
  • Dogs are only allowed in designated buildings and must be kept on leashes at all times.
  • Residents are responsible for scooping and disposing of all dog waste properly.

Dog Breed Restrictions: We will accept all breeds of dogs except the following or any combination of mixed breed that contain any of the following: any type of hound or cattle dog, any type of wolf/dog hybrid, any type of Mastiff , Pit Bull and/or American Staffordshire Terrier, any type of Bull Terrier, Akita, Alaskan Malamute, Chow, Dalmatian, Doberman, German Shepherd, Great Dane, Husky, Jack Russell Terrier, Newfoundland, Presa Canario, Rhodesian Ridgeback, Rottweiler, St. Bernard.

 

Cats: Cats are allowed in Regency North, as well as the Townhomes at Greenview Village and Regency Condominiums at Rivers Edge:

  • In Regency North, the Greenview Townhomes and Regency condos, there is a one-time fee of $200 per cat, limit two. The month rent per cat is $25.
  • All residents with pets are required to submit a veterinarian statement establishing the general health, breed or breed mix of the pet, as well as proof of current rabies vaccinations and shots as required by law.
  • All residents with pets are required to have renters insurance.
  • All cat residents need to be approved by management and a signed Lease Addendum for pets is required.

Section 2: Renting & Moving In

What is the process for renting an apartment?

We encourage potential renters to tour the community and the apartments prior to applying. Each person over the age of 18 must complete an application.

Is there a cost to apply?

Yes, it is $20 per application.

How do you review an application?

We abide by Fair Housing Regulations and review each application according to the following criteria:
Income: Your rent must not exceed 30% of your income. Proof if income is required.
Credit: You must have established good credit history
Landlord History: If you have rented in the past, you must have positive rental references.

What deposits and fees are required?

Once you are approved, we will take a $500, non-refundable deposit to hold your apartment off the market. This is applied towards your first month’s rent. Security deposits range between $500 to a full month rent, depending on your credit and pet status. There is also a $150 administrative fee.

Do I have to sign a lease?

Twelve month leases are required at Regency West and Regency Heights.
Tenant at Will leases, that allow you to leave on 30 day notice, are allowed at Regency North, Rivers Edge and the Townhomes at Greenview Village.

What if I need to leave during my lease?

You may pay a lease break fee equal to two months’ rent.

What happens when my lease ends?

We will send you an invitation to renew your lease 60 days prior to it ending. We are happy to say many of our residents have been with us since their community opened!

Section 3: Maintenance

How do I put in a request for maintenance?

You may use the on-line maintenance request form. If you have an emergency, please contact your community office for emergency maintenance service.

How long will it take to complete my maintenance request?

All maintenance requests are prioritized. CPM provides 24-hour emergency maintenance service. For routine service calls, you should expect our maintenance technicians within 24 – 72 hours.

How can I find out if CPM is doing snow removal within my community?

As a general rule, if there is measurable snow, we will proceed with our snow removal process. You may check our face book pages and/or call your community office. In the event that you can not reach anyone, please assume we are following our snow removal schedule, and move your vehicle.

I've lived in my apartment for several years and would like to have my strove, dishwasher or refrigerator tile replaced. What can I do?

Please contact your community office and they can assist you with your request.

Section 4: Communication and Miscellaneous

What is the best way to get in touch with my manager?

Please call your community office or email your manager directly. If it is an emergency, please say so.

How can I find out what is going in my community?

For the most up to date information, please check our facebook page(s). We will also post anything newsworthy on the bulletin board in your building.

I need a smaller or larger size apartment. What can I do?

Please contact one of our Residential Specialists at your community office.

Can I have packages delivered to my apartment?

CPM communities accept packages from UPS, Fed Ex, USPS and other delivery services at the management and leasing offices. The courier should leave a notice on your mailbox stating you have a package that was left at our office. You will need to come to the office during regular hours to pick up your package.

Can I place a BBQ on my patio/balcony?

City ordinances prohibit non-electric grills on the patios and balconies. CPM provides designated onsite BBQ areas that you may use.
